LKB Engineering provided civil services for a new land development project located in Littleton, Colorado. Situated on a 3.3 acre lot, a three story 55-unit senior living facility known as Village Cooperative of Chatfield will break ground. The building consists of varying floor plans (one bedroom, two bedroom, two bedroom plus den and/or media room). The size of the floor plans range roughly in size from 1,000 to 1,750 square feet. In addition, each unit will include a patio or balcony as well as an in-home storage room and laundry. The building will also include a club/bar area, workshop, exercise room, a large community space with a fireplace and fully-equipped serving kitchen (not a commercial kitchen), library area, elevator, lobby, secured vestibule, office, guest suite for friends and families, and car wash. The exterior elevations show a use of masonry, stone, cement siding and panels. The facility will have its own private parking lot, covered garage parking and their own communal garden plot area.
LKB Engineering is the civil engineer for the project and provided grading, drainage and utility services. While there was not enough space for an above ground detention pond, LKB Engineering was able to implement an underground detention storage system that resides beneath the parking lot and/or drive aisles of the project to treat and control the flow of the site’s storm-water. LKB Engineering coordinated directly with the architect, photometric, irrigation and landscaping architect teams. LKB Engineering as lead consultant worked closely with Jefferson County for coordination and submittal processes relating to planning, engineering, permitting, and replating. LKB Engineering participated in public hearings and provided cost estimates. LKB Engineering also provided right-of-way improvements along the adjacent streets to the property which included new curb, gutter, and sidewalk.
